Three ways I get you a better number.

Pick one to read the detail — all three run together on every campaign I take on.

A comparables model built on what actually sold, not what was listed. You see the working, and the number we launch at is a decision we make together.

Who it's for
Sellers who have had a quote that felt too good to be true, or who just want to see the working before they commit to a number.
What's included
Includes a written comparables pack, a launch-price recommendation and a fallback plan if the first fortnight is quiet.
What happens
I pull ten years of sold (not listed) comparables on your street, walk the property, and hand you a written pack with a launch-price recommendation — usually within 48 hours of the first visit.
What it costs
No charge for the appraisal or the comparables pack, whether or not you list with me.
$0Cost of the appraisal and comparables pack, whether or not you list with me.
0Assistants you'll be handed to — one agent, start to finish, on every campaign.
100%Of styling and marketing cost carried by me until settlement — not invoiced upfront.

How pricing works

I front the cost. You only pay if it sells.

Styling, photography, floorplans and minor repairs are paid for up front by me and deducted from settlement proceeds — there is no invoice if the campaign doesn't result in a sale. Commission is agreed before we start and never has marketing surcharges added on top later.

What if I don't sell?

You owe nothing for styling, photography or marketing — that cost sits with me, not you.

Can I do my own styling?

Yes — the styling service is optional. I'll still give you a written comparables pack and run the campaign either way.

How is the launch date chosen?

Around your street's buyer pool and the calendar — not a generic 'spring is best' rule. I'll tell you the reasoning in the pricing pack.
