Process

The methodology behind the number.

None of this is a diagram — see it run against a real listing on the home page.

Price from evidence, not ambition

Every appraisal comes with the comparables that built it — street, size, condition, sold date. If you disagree with the number, you can see exactly why I landed there and argue the specific comparable, not a feeling.

Fund the styling myself

I pay for furniture hire, minor repairs, repainting and photography up front. It comes out of settlement, which means my incentive is the same as yours: get the number up, not get the listing signed.

Report in writing, every week

You get a written summary of every group through the door and what they actually said — not a phone call summarising a summary. It is the same report I would want if I were selling.

Negotiate personally, to exchange

Every offer is taken by me and run past you the same day, through to unconditional exchange. Nothing is filtered through a junior, and nothing is decided without you seeing the actual number on the table.

A recently sold home, styled and photographed for its campaign

Every principle above, run against a real campaign on the home page.

If you disagree with my number, you can point at the exact comparable you think I got wrong. That's the whole point of showing the working.

Why the pricing model is written down, not verbal
